Evergreen Medical Center

At the heart of the Kirkland Medical District lies Evergreen Hospital, which went under the knife to add more than 547,000 square feet of new space. The project included an eight-story patient facility, a two-story emergency department and three levels of subterranean parking. The new facility was constructed directly adjacent to the operational hospital and connections were made on multiple floors to link the new with the existing. The lower floors house a state-of-the-art emergency department designed to handle a high volume of patients during and after a catastrophic event. The patient tower will house upwards of 190 patient beds in addition to six operating rooms and four catheterization labs.

Cascadia Community College

Cascadia Community College

The Center for Global Learning & The Arts at Cascadia Community College is a three story educational building overlooking the Sammamish River in Bothell. This hybrid structure of concrete, steel and glass creates an inspirational environment for artistic expression and growth through the fusion of varying building materials. The concrete spine of the building houses classrooms, studios, conference rooms and offices. A steel annex adjacent to the spine is were an open multipurpose room and gallery are located. This project received LEED® Platinum certification for its efforts in efficiency, sustainability and innovation.

West Seattle High School

West Seattle High School

The renovation of the historic West Seattle High School was Washington State’s largest lump sum public works project of its time. Over 100,000 square feet of the original building was restored and 123.000 square feet of new building was added. The result is a perfect blend of old world charm and current educational technology. The renovation included repairing ornamental plaster and creating replicas when necessary to replace badly damaged members. Structural masonry walls that had been weakened over time were reinforced with Helifix anchors and cold formed framing.

Bainbridge Island High School

Our Projects

Bainbridge High School 200 Building

Building 200 is the new nucleolus of Bainbridge High School’s campus. The building is a collage of exposed concrete, aluminum wrapped glazing, hardwood interiors and metal panel exteriors. The Architect’s use of natural light is abundant throughout the structure. Glass curtainwalls provide a transparent link between the educational environment inside and the natural environment outside. Rooftop light monitors invite rays of sun into each of the classrooms. The new building houses the school’s administration, library, commons and cafeteria in addition to some classrooms and laboratories. The building’s design was developed with the environment in primary focus utilizing energy efficient systems that reinforce the obligation to ecological stewardship. This project has been awarded a Citation Award in 2009 by the AIA Washington Council Civic Design Awards.

Cruise Ship Terminal 91

Cruise Ship Terminal 91

At the end of Pier 91 rests Seattle’s newest cruise ship terminal. This 145,000 square foot facility has an open floor plan that allows passengers and baggage to move about comfortably. The first floor serves passenger arrivals and baggage handling facilities while the second floor acts as a ticketing lobby and waiting area. An energy efficient design begins at the structures’ rainscreen envelope that resists the attacks of the harsh seawater while shedding the Northwest rain. Skylights allow an abundance of natural light to flood the space while high-tech lighting controls provide supplemental illumination with minimal energy consumption. All of the buildings elements come together to create an environment that can make any traveler feel welcome.

Glacier Peak High School

Glacier Peak High School

Glacier Peak High School is Snohomish School Districts’ second high school. This new 230,000 square foot facility can relieve the overburdened Snohomish High School of up to 1,500 students. A commons area in the center divides the building into two wings. The single story Activities wing is a concrete structure that houses the gymnasium and performing arts center. The steel framed Academics wing is a three story steel building that contains the library and administration as well as all of the classrooms and laboratories. The school grounds are complete with tennis courts, baseball fields and a new football field encircled in a track. The project was constructed following the Washington Sustainable Schools Protocol.

This first generation tenant improvement took advantage of the blank canvas that was and created an amazing workspace with equally inspiring city, mountain and water views. A cantilevered soffit serpentines through the lobby and displays a one-of-a-kind piece of art.

Hotel Max Refresh

Hotel Max Renovation

The renovation and modernization of this century old hotel has transformed it into one of Seattle’s most intriguing metropolitan accommodations. The Hotel Max is a chic contemporary hotel that offers its patrons artfully appointed rooms with little reminders in ornamental plaster of the buildings past. Each floor showcases the work of a different local photographer by adorning the guest room doors in full size black and white images. Every guestroom contains original pieces of artwork from more that 40 local Seattle artists. The recipe for success on this project was one-part restoration and one-part modernization blended together with two-parts cooperation.

Providence Health and Services new corporate headquarters is located near the south end of Lake Washington. The three building campus has a total of 120,000 square feet spread out between each of the two story buildings. In addition to office space, the renovation adds a library, fitness center, cafeteria and a conference center. To assist the project in achieving LEED® Gold certification, Northwest Partitions procured materials that not only contain a high percentage of recycled content, but were also manufactured as close to the project as feasible.

This 53,000 square foot Natural Science Building is comprised of one three-story wing for lab functions and one three-story wing that houses classroom and office space. The two separate wings meet to form a grand juncture with collaborative space for students and a large monumental stair. The facility provides specialized instruction for Geology, Physics, Anatomy, Chemistry and Microbiology and compliments the existing science building on the western portion of campus. The building was certified LEED® Gold.

The project commenced with demolition of the interior of an existing athletic club allowing it to be rebuilt to support Tableau Software’s thriving developers. Structural metal framing and Sureboard® were utilized at strategically located office walls to create the building diaphragm over the newly placed level 2 floor plate. The buildout contained open workspaces, conference rooms, kitchens, training rooms, locker rooms and electrical rooms. Northwest Partitions was brought on early to assist during design development and budgeting. The existing basketball court was repurposed as finished wall cladding.

Tesla STEM School

This 63,000 square foot science, technology, engineering and mathematics high school can accommodate up to approximately 675 students in the Lake Washington School District. It was only fitting that unconventional modular and site-built construction were utilized in order to meet the ambitious seven month permitting and construction schedule. The end result boasts 24 classrooms, a presentation hall, common areas, administrative offices and a nurse’s office.

The Parlor Billiards + Spirits

The old Planet Hollywood and Fox Sports Grill were stripped down and rebuilt to create this urban hot spot in downtown Seattle. The new space includes a welcoming 1,450 square foot bar at street level and 16,000 square foot of comedy and billiards space, as well as, open seating areas, a private room, offices and full service kitchen below grade. Close collaboration between team members resulted in a successful project that was delivered at a fast pace, ensuring the venue was ready for opening night.

University of Washington

University of Washington Husky Union Building

Completely renovated a 266,000 SF student union building. The historical structure is in the center of the University of Washington campus in Seattle and is home to the student body services. The major renovation included new glass entryways at the north and south ends of the building, historical façade restoration on the east side of the building and a new modern façade on the west side of the building. The interior has nearly all new construction and includes a food court, bowling alley, student government offices, ballrooms and a radio station. LEED® Gold certified under LEED BD+C: New Construction v3 – LEED 2009.

University of Washington

University of Washington Mercer Court Apartments

Mercer Court is a student housing complex that is comprised of five separate eight story towers totaling 552,000 SF. Each building is constructed of a three story concrete podium and exterior metal stud framing that supports an additional five floors of wood framed structure above. These 5 buildings sit on a 4.5 acre parcel that overlooks Portage Bay and the picturesque Seattle skyline. The project boasts apartment style living for 926 residents. Each unit is equipped with a living space, full kitchen and a combination of private and semi-private restrooms. The amenities of this project include rooftop terraces, community lounge, group study areas, music practice rooms, laundry facilities and the Husky Grind Café. Northwest Partitions team members installed nearly 2.5 million square feet of gypsum wallboard. This project achieved LEED® Gold certification.

Northwest Partitions was awarded a precon contract prior to building out this four story, 207,000 square foot office for Microsoft. The use of BIM eliminated the need for timely and costly rework that often occurs on fast-tracked projects. This highly innovative and inspiring space included labs, open office, focus rooms and team rooms, as well as, a nearly 12,000 square foot multipurpose wing. Visitors and employees alike are greeted by a four story grand atrium and central stair.

Northwood Elementary School

Northwood Elementary School

Faculty, students and surrounding communities were excited when Northwood Elementary School – the first new school built on Mercer Island in over half a century – opened in 2016. This 77,000 square foot, cutting edge elementary school included classrooms, cafeteria, library, full size gym and administrative areas. The library was designed to be the information center, the gym as the cultural center of the school and overall continuity and flexibility in the learning environments. Some of the goals were to create a network for learning, facilitate learning everywhere, take learning outside and utilize sustainable practices. Mission accomplished.

JBLM Battalion Headquarters

This $1.2 million, two-story Battalion Headquarters project included numerous challenges, including owner work stoppages, redesigned framing systems mid-project, and an extended schedule.  The exterior framing members were spaced as close at 8” OC and required up to 127 mil framing members.  This framing system was challenging for the framers, as well as, the hangers and tapers that followed.  We proudly received a Project of the Year award from the Northwest Wall and Ceiling Bureau for our work on this project.

Northwest Partitions HQ

Northwest Partitions transformed a 1979 metal building that was previously utilized for light manufacturing into a modern, collaborative office space with attached warehouse and yard.  The space includes open office, huddle room, two conference rooms, phone rooms, and private offices.  It also includes a large kitchen area that spills outside through a roll-up door providing opportunity for employee interactions and events.  The design included stained concrete floors, 18 feet tall open-to-structure, and exposed metal stud framed feature walls and soffits which pay homage to our trade.  We are excited and proud to call this project our home away from home.

Fire Station 32

Fire Station 32

An existing forty-year-old fire station was razed to make room for this 18,000 square feet, 3-story above ground, plus basement fire station that houses Engine Company 32, Ladder Company 11, Medic Unit 32, and Battalion Chief 7 to serve West Seattle.

The station entry is marked by a 25-foot-tall wall-mounted fire truck art sculpture. Not to be outdone, the 61-foot-tall hose drying tower acts as a monument for the station between the southern residential hillside and tall mixed-use buildings to the north. In addition to a 59-foot long glazed apparatus bay, the station includes operation and administrative space, firefighter living spaces, and public areas.

The building is designed to enhance the firefighter wellbeing, provides tons of daylighting, and views to the exterior. It is anticipated to achieve LEED Platinum certification.

This $650,000,000 plus, two phase mega project expanded the 46-year old North Satellite at SEA by 240-feet to the west and featured 10 new gates, 12 remodeled gates, 20 dining and retail spaces including a flagship restaurant, an upper-level mezzanine with an Alaska Airlines Lounge, and dramatic open space with natural light in a nearly 80-foot-tall Central Marketplace.  The addition increased the footprint by 255,000 square feet and the dining and retail tripled to 46,000 square feet.

WeWork Portland

Five-floor, fast-tracked, Class A office tenant improvement in the Portland, OR Power + Light Building.  Due to limited elevator size and access points, all of the drywall was cutdown to six-foot lengths before it was able to be loaded into the building.  While we completed over a dozen WeWork projects in Washington, this was our first out-of-state WeWork project.  The result was 57,000 square-feet of high-end collaborative co-working space.

Fremont Crossing consists of a new 48,800 square feet shell and core office building and renovation of the adjacent 8,200 square feet 1904 historically landmarked Bleitz Funeral Home.  The new post-tensioned concrete building was designed with user flexibility in mind and incorporates a massive rooftop deck allowing for incredible views of the Fremont Cut and Lake Union.

This new 24,000 square feet office building consists of three levels of office atop structured below grade parking.  In addition to the obligatory private offices, conference and training rooms, and reception lobby, the building includes a wine room and high-end car showroom.  The exterior was designed to architecturally co-exist amongst the neighborhood’s commercial and residential structures.

EvergreenHealth Family Maternity Center Renovation

In the heart of Kirkland, WA, a vision was born. EvergreenHealth, a leading healthcare institution, sought to create a haven for new families, a place where the journey of life could begin with warmth, care, and innovation.

New life was breathed into an existing wing of the hospital, encompassing a staggering 90,000 square feet in the 5-story building, including the Labor, Delivery, Recovery, and Postpartum Unit (LDRP), the Neonatal Intensive Care Unit (NICU), and the Ante/Postpartum Unit. The modern maternity center sets new benchmarks in patient care and redefines the experience for both care providers and patients alike.

Warm finishes, soft lighting, and a hospitality feel were seamlessly woven into the aesthetic, creating an environment that resonates with the profound moments of life.

EvergreenHealth’s Family Maternity Center Expansion is not just a construction project; it’s a testament to the power of vision, collaboration, and the desire to create spaces where the most precious moments of life begin.

SAM – Calder: In Motion, The Shirley Family Collection

American artist Alexander Calder (1898–1976) is celebrated for revolutionizing sculpture with his renowned mobiles and stabiles, which range from the miniature to the monumental.  Northwest Partitions was tasked with transforming the existing ‘square box’ space within the Seattle Art Museum with curved walls and openings throughout to house this impressive, $200 million art collection.
